Dubai Real Estate Market Report: Q3 2026
Transaction volumes, price-per-square-foot trends and where the smart money is moving across Dubai's prime communities this quarter.
Aditya Mehrotra6 min readDubai's residential market continued its expansion through the third quarter of 2026, with villa communities once again leading price growth while apartment supply began to catch up with demand.
Headline numbers
Total residential transactions rose year on year, driven by end-user demand in established villa communities and sustained off-plan absorption from developers such as Emaar, Sobha and Nakheel.
Where prices moved
Palm Jumeirah and Dubai Hills Estate recorded the strongest villa appreciation. Downtown apartments were broadly flat, reflecting new handovers, while Dubai Creek Harbour outperformed on a rental-yield basis.
Our view
For buyers, well-located villas on limited plot supply remain the most defensible asset. For investors, waterfront apartments with strong rental demand continue to offer the best combination of yield and liquidity.
